How Roofers Determine Roof Repair and Replacement Costs

Roofing contractors base their cost estimates for roof repairs or replacement projects on a number of factors. Some of these factors are fairly obvious, but the others are not quite so. It’s important for homeowners to learn about these factors so they don’t get caught off-guard budget-wise when setting up a service visit.

Size and Slope

It’s not hard to understand the connection between roofing sizes and their corresponding prices. The larger your roof area is, the more you can expect the costs to rise. Pitch measurements – that is, the slope of the roof – and their effects on price are not as clear. Higher pitched roofs, for example, a 6-foot rise for every 12-foot of a roof, are more difficult to service. These roofs are not readily walkable and requires specialized staging and more labor to complete. Moreover, extremely low-sloped roofs typically need two layers of underlayment, which drives costs even higher.

Roofing Material

Ceramic tiles and cedar shake offer great visual appeal, but they typically cost considerably more than asphalt shingles or metal roofs. Your choice of materials is perhaps the most major cost factor you must consider before taking on a roof repair or replacement project.

Layering

Older homes with fairly new roofing systems typically mean that the home had a replacement in the past. Sometimes, a roofer will install new shingles on top of older ones. The number of layers on a roof is limited by code regulations though it’s rare to see roofs with more than two layers. Removing these existing shingles requires more work and will, as a result, cost you more in labor.
