1. Your Roof is Showing Its Age
The average asphalt and concrete roof has a lifespan of around 20 to 25 years, but this doesn’t account for the elemental damage it experiences. If your roof has gone past the 20-year mark, repair work is useless and it will cost you more in the long run. A full replacement may actually be more cost-effective in this case.
2. Water Damage on the Foundation

3. Granules in the Gutters

When you see daylight seeping in through the ceiling or attic space, there’s probably a large leak in the roof. It’s also a sign that the roof itself has been weakened by constant exposure to moisture. Repair might not be the best solution in cases like this when the structural integrity of the roof itself is questionable. Replacement is necessary.
